The 1.36 hectare development will have 351 homes for rent, including 40% affordable housing as well as commercial space and remodelled public realm.
The new homes will be across four buildings and will be a mixture of one, two and three-bedroom flats. It has been designed by Hawkins Brown, Mae Architects and JCLA Landscape Architects.
Most residents will have nowhere to park their cars – the development is designed to be effectively car-free, with the exception of blue badge parking and a car club space – but there will be rack space for 60 push bikes.
Planning has been approved subject to conditions.
The development at Cockfosters is the fourth of CLL’s schemes to be given the go-ahead at planning committee. It follows approvals in September 2020 to build 460 flats in Southall, in December 2020 for 139 flats in north Lambeth and in April 2021 for 479 above and around the new Nine Elms Tube station in Lambeth. Collectively, these four schemes will deliver more than 1,400 flats across the capital.
